Buy Sell Diva (“we,” “us,” or “our”) is the real estate practice of Beth McKeone and James “Griff” Griffis at VantaSure Realty, serving Coral Springs, Parkland, Weston, Davie and surrounding South Florida communities. This Privacy Policy explains what information we collect when you use buyselldiva.com (the “Site”), how we use it, and the choices you have.

By using the Site, submitting a form, creating an account, or subscribing to any of our emails, you agree to the practices described here.

1. Information We Collect

Information you give us directly

• Contact details — your name, email address, phone number, and any message you include when you fill out a lead form, contact form, property inquiry, or request a home valuation.
• Search preferences — neighborhoods, price range, bed/bath count, timeline, and similar details you share so we can help you buy or sell.
• Account information — if you create a Site account (see Section 4), the email and password you choose, plus any saved searches, favorited listings, or profile details you add.

Information collected automatically

• Device & usage data — IP address, browser type, pages viewed, time on page, referring URL, and similar analytics information.
• Cookies & pixels — we use Google Analytics, Google Ads, and the Meta (Facebook) Pixel to understand traffic and measure ad performance. You can disable cookies in your browser or opt out of Google Analytics using the Google opt-out browser add-on.

2. How We Use Your Information

We use the information we collect to:

• Respond to your questions and help you buy, sell, or rent a home.
• Send you listings, market updates, and property recommendations that match your criteria.
• Operate and improve the Site, our games, tools, and content.
• Send transactional messages (appointment confirmations, document requests, closing updates).
• Send marketing, newsletter, and drip-email communications you've opted into (see Section 3).
• Measure the effectiveness of our marketing and advertising.
• Comply with legal obligations and real estate licensing requirements.

3. Newsletters, Drip Emails & Text Messages

When you submit a lead form, request a valuation, or sign up for a newsletter, you are consenting to receive follow-up communications from Beth, Griff, and our team. These may include:

• Automated drip email sequences — a series of educational and market update emails triggered by your initial signup (for example, a buyer onboarding series or a “just listed” alert sequence).
• Our newsletter — periodic market updates, neighborhood spotlights, and new listings.
• Direct messages — one-to-one replies from Beth or Griff by email, phone, or text.

Your data inside these systems. Newsletter and drip-email data (your email, name, delivery status, open/click tracking, and which sequences you're enrolled in) is stored in our internal database and processed through third-party email delivery providers. We do not sell this data and we do not share it with unaffiliated marketers.

How to opt out. Every marketing email includes an unsubscribe link in the footer. Clicking it removes you from all marketing sequences and our newsletter list. You can also reply “STOP” to any text message, or call us at 954-300-1057 and we'll remove you manually. Note that even after you opt out of marketing, we may still send transactional messages related to an active real estate transaction.

TCPA consent. By providing your phone number, you agree that Beth, Griff, or our team may contact you by call or text at that number, including with automated technology, about real estate services. Consent is not a condition of any purchase. Message and data rates may apply.

4. Site Accounts (Future Use)

The Site may offer, or in the future offer, the ability to create a user account to save searches, favorite listings, track home values, and manage your communication preferences. If you create an account:

• You are responsible for keeping your password confidential and for all activity that occurs under your account.
• We store your email, a securely hashed password, and any profile, search, or favorite data you create while using your account.
• You may request deletion of your account at any time by calling us at 954-300-1057. We will delete account data within a reasonable time, except where we are required to retain it by law or in connection with an active transaction.
• Accounts are intended for personal, non-commercial use. Scraping, bulk exporting, or reselling listing data accessed through an account is prohibited.

5. How We Share Information

We share your information only with parties that help us operate the Site and serve you:

• VantaSure Realty — our sponsoring brokerage, as required by Florida real estate law.
• Service providers — email delivery, SMS delivery, hosting, analytics, CRM, and payment processors, each bound to use your information only to provide services to us.
• MLS & cooperating agents — when you're actively pursuing a property, we may share relevant information with listing agents, title companies, lenders, inspectors, or other parties needed to complete the transaction.
• Legal & safety — when required by law, subpoena, or to protect our rights, property, or the safety of others.

We do not sell your personal information to third parties for their own marketing purposes.

6. Data Retention

We keep lead, newsletter, and account data for as long as it's needed to provide our services, maintain business records, and meet legal and real estate licensing obligations. When data is no longer needed, we delete or anonymize it.

7. Your Rights & Choices

Depending on where you live, you may have the right to:

• Request a copy of the personal information we hold about you.
• Ask us to correct or delete your information.
• Opt out of marketing emails and texts at any time.
• Ask us to restrict or object to certain uses of your information.

8. Accuracy of Information

We work hard to keep listing information, market statistics, neighborhood details, and school information on this Site accurate and up to date, and we believe the information presented is correct at the time it is published. However, real estate data changes constantly, comes from third-party sources such as the MLS, and may contain errors or omissions. It is your responsibility to independently verify any information that is material to your decision — including square footage, lot size, taxes, HOA fees, school boundaries, zoning, permits, and property condition — before relying on it.

9. Security

We use reasonable administrative, technical, and physical safeguards to protect your information — including encrypted connections (HTTPS), hashed passwords, access controls, and vetted service providers. No system is 100% secure, however, and we cannot guarantee the absolute security of your information.

10. Children's Privacy

The Site is not directed to children under 13, and we do not knowingly collect personal information from children under 13. If you believe a child has provided us with information, please contact us and we will delete it.

11. Third-Party Links

The Site may link to third-party websites (MLS search portals, lender tools, title companies, etc.). We are not responsible for the privacy practices of those sites — please review their policies separately.

12. Fair Housing

Buy Sell Diva and VantaSure Realty are committed to the principles of the Fair Housing Act and the Equal Credit Opportunity Act. We do not discriminate based on race, color, religion, sex, familial status, national origin, disability, or any other protected class.

13. Changes to This Policy

We may update this Privacy Policy from time to time. When we do, we'll update the “Last updated” date at the top of this page. Material changes will be communicated by email or by a notice on the Site.
